Builders cleans and sparkle cleans across Birmingham, the West Midlands and nationwide
NDH Cleaning Ltd is a Birmingham-based commercial cleaning contractor specialising in post-construction, builders and handover cleaning. We support developers, principal contractors, housebuilders and fit-out teams across Birmingham and the wider West Midlands, with the capacity to mobilise experienced cleaning teams to construction sites throughout England and Wales.
Post-construction cleaning is the specialist clean that takes place once building, refurbishment or fit-out works are complete. It removes construction dust, plaster and cement residue, adhesive, paint splashes and protective films, bringing a property from site condition to a standard ready for inspection, practical completion, handover, marketing or occupation. On most schemes, that clean is delivered in stages rather than left to a single final visit.
A building can be finished to a high standard and still fall short at inspection if plaster dust remains in trickle vents, adhesive is left on glazing, or silicone smears are visible on a shower tray. The clean is often the last task on the programme, but it is the first thing a client, buyer or tenant sees.
It can also be more expensive to get wrong than the programme allows for. Marks, dust and residue are not always construction defects, but once they appear on a snagging list, they still must be logged, chased and put right. A properly planned builders clean and sparkle clean reduces avoidable snags, protects the presentation of the finished work, and helps handover run more smoothly.

What we do
Through-build and interim cleaning. We clean between trades, not only after them, clearing debris, keeping stair cores and circulation routes usable, and controlling dust before it migrates into completed areas. A cleaner site is easier to work in and helps each trade avoid inheriting the last trade’s mess.
Initial Builders Cleans. This is the heavy clean after the main trades have finished. We clear and bag construction debris, remove plaster, screed, cement, adhesive and paint splashes, take protective film and tape from glazing and sanitaryware, and remove dust from visible and overlooked surfaces alike including door tops, window reveals, service risers and cable trays. This stage sets the standard for the final clean; if it is rushed, the sparkle clean becomes a recovery exercise.
Sparkle cleans. The final detailed clean before practical completion, handover or marketing. We polish glazing, frames, tracks and vents; clean kitchens inside and out, including units, worktops and appliances; clean and buff sanitaryware, taps, screens, tiling and grout lines; and detail skirtings, architraves, doors, ironmongery, sockets and radiators by hand. Hard floors are washed and dried, and carpets are thoroughly vacuumed.
How we work
Our prices are competitive.
Before quoting, we either walk the site or work from your drawings and plot schedule, then identify the cleaning stages the job genuinely needs and where they should sit against your dates. We are also clear about how programme changes affect cost, because construction dates often move.
Phased handovers are part of the work. Blocks release in sections, plots release in batches, and marketing suites often need completing ahead of the wider scheme. We resource against release dates and plan for areas that have been cleaned, protected and later reopened to need attention again.
Before we mobilise, we issue site-specific risk assessments and method statements, along with COSHH assessments, insurance certificates and operative records. Our operatives hold CSCS cards and are inducted like any other trade on site.
Work is signed off room by room or plot by plot, with photographic records where required. A supervisor checks the work before anything is presented as complete, so issues are found by us before they reach your site manager or client. If an area is rejected, we return and put it right as part of the job, not as an automatic variation.
Throughout the job, you deal directly with a director — not a call centre, and not an account manager who has never seen the site.

Where we work
Birmingham and the West Midlands are our home region, and our teams work here every week. We cover Birmingham, Solihull, Sandwell, Dudley, Walsall, Wolverhampton, West Bromwich, Sutton Coldfield, Coventry, Cannock, Wednesbury, Telford, Worcester and Gloucester, and can often attend within the same week.
The region is busy, fast-moving and quality-conscious. Large residential, build-to-rent, commercial and fit-out programmes all rely on clean, presentable handovers, and our teams are used to working at that pace.
The East Midlands and the Southwest are within comfortable daily reach. Leicester, Derby, Nottingham, Northampton, Cheltenham and Bristol are all workable from our Birmingham base, so teams can often travel out and back the same day without accommodation costs or unnecessary premiums. For contractors in Leicester, Gloucester or similar locations, we offer the responsiveness of a regional firm with the systems and standards expected on larger programmes.
Nationally, we mobilise teams to sites across England and Wales, including the Northwest, Yorkshire, the East of England, London, the Southeast and Wales. Our own supervisors and operatives travel and stay for the duration of the package. We do not subcontract the work to a local firm and simply put our name on it the team, training and accountability are ours.
Cleaning is a travelling trade. Other packages on a programme routinely come from outside the immediate area, and there is no reason the handover clean should be different when the right team is available. Travel and accommodation on away contracts are quoted separately and transparently, so you can see exactly what distance adds.
We are honest about capacity. If we cannot resource a job properly to your dates, we will say so rather than take it on and let you down at handover. A single plot several hundred miles away rarely makes sense for either party. A phased block, multi-plot release, or combined clean and welfare package usually does, because one mobilisation can support the whole programme.
Frequently Asked Questions about Builders & Sparkle Cleaning
What is a builders’ clean?
The first and heaviest stage after construction. Debris, packaging and protection removed, film and stickers stripped, plaster, mortar, silicone and paint splashes taken off, every surface swept and vacuumed including high level. Also called a rough clean or an after builders clean.
What is a sparkle clean, and how is it different?
The detailed clean that follows glass polished, all joinery detailed, kitchens and sanitary areas descaled, floors finished to specification. The builders clean makes a building workable. The sparkle clean makes it presentable.
Do we need all three stages?
Usually. Skip the builders clean and you are polishing surfaces that still have mortar on them. Skip the handover clean and the client sees a building that snagging has walked through. On a small job we will say if two will do.
How much does builders clean cost?
There is no standard rate worth quoting. The online guides, around £150 to £500, are for domestic properties and do not apply to commercial work. Floor area, debris left in place, finishes and time available drive the price. We survey first, then price by stage.
How long does it take?
The builders clean is the longest stage, the sparkle clean the slowest per square metre, the handover clean short and sharp. We will give you a realistic team size and duration once we have walked the building.
When should we book the sparkle clean?
Once all trades have finished and the builders clean is done, close enough to handover that nothing gets dirty again. Booking it too early is the most expensive mistake on a post construction job.
Do you work weekends and nights?
Yes, where the programme needs it. What we will not do is promise a team size we cannot field.
Do you work outside the West Midlands?
Yes, construction cleaning is nationwide. If a job sits a long way out, we will price it honestly and tell you if the travel does not make sense against the value of the work.
Who signs the work off?
A supervisor walks the completed areas against the specification first, then we hand over jointly with your site manager. Anything outstanding is caught while our team and equipment are still on site.
Do you take the waste away?
We clear and bag waste and take it to your skips or compound. Where there is more than the site can absorb, we will arrange removal and price it separately rather than hiding it in the cleaning rate.
